This website is run by Grady Collins, a licensed real estate salesperson in Ohio with eXp Commercial, LLC. By using it, you agree to these terms. If you don't agree, please don't use the site. I may update these terms, and the date above shows when they last changed.

Information only

The guides, checklists and figures on this site are general information. They aren't legal, tax, accounting, investment, financing or appraisal advice, and they aren't a valuation of any property. Rents, prices and other market figures are estimates drawn from public listings, sales records and other sources. They're dated where shown. They change, and they can be wrong. Examples are labeled as examples. Before you rely on any of it for a decision, check it with your own attorney, accountant, lender or other advisors.

No agency relationship

Reading this site, calling, emailing or sending the form doesn't make you my client and doesn't create an agency relationship. I represent a party only under a separate written agreement signed by both sides. Business and real estate transactions are brokered by eXp Commercial, LLC.

Introductions

For a single bay or a few bays, I don't represent renters or owners. If I connect a renter with an owner or leasing agent, that's an introduction only. The two sides deal and negotiate directly with each other and should bring in their own attorney or advisors as they need them. I don't promise that a space is available or suitable, that an introduction will lead to a lease, or a reply to every request.

Property information

Information about specific buildings comes from owners, public records and other third parties. I haven't verified all of it, and it can change. Any property can be sold, leased or withdrawn, or have its price or terms changed, without notice. Buyers and tenants should do their own due diligence.

Licensing

I'm licensed in the State of Ohio. Nothing on this site is an offer or solicitation in any state where I'm not licensed.

Using the site

Please don't misuse the site or its form. That means no spam, false submissions, automated scraping or harvesting of information, attempts to break its security, or anything unlawful. The text, checklist and images on this site belong to Cincinnati Small Bay or the people credited. You're welcome to link to any page or share the checklist, but please don't republish the content as your own.

Links to other websites are there for convenience. I don't control those sites and I'm not responsible for what they say or do.

Limits on liability

These terms are governed by Ohio law. Any dispute about them goes to the state or federal courts in Hamilton County, Ohio.
