A contractor garage sits between two more familiar property types: it offers more room and real electric service than a self-storage unit, but a leaner buildout than a flex industrial space with office and restroom finishes.

Is a contractor garage the same as a self-storage unit?

No. Self-storage units run 50 to 300 square feet with minimal or no electric service and are aimed at consumers. Contractor garages run 750 to 1,500 square feet with real electric service and lighting, and are aimed at tradespeople who need to park a truck, stage materials, and store tools.

Who rents a contractor garage?

The most common tenants are HVAC, plumbing, electrical, and landscaping contractors, auto mechanics and detailers, and small business owners who need somewhere to park a truck, stage materials, and store tools and equipment between jobs. Most are one to five person operations that don't need customer-facing space.

Contractor garage supply in Cincinnati

Purpose-built contractor garage product appears limited in the Cincinnati market, based on current public listings. Much of what serves trade tenants today is informal: warehouse or pole-barn sublease space, or traditional self-storage that isn't built for a work truck, tools, and materials.

Informal comps we've tracked, sublease listings and nearby self-storage, have generally run from roughly $0.50 to $1.00 per square foot per month, with condition, location, and lease term all moving the number quite a bit within that range. A purpose-built, professionally managed product with real signage, drive-in doors, and dedicated trade-business amenities would likely command toward the higher end of that range or above it, while still undercutting a full flex-industrial buildout.

Real demand from local trades, combined with what looks like thin dedicated supply, makes this worth watching, both for tenants looking for space now and for owners or developers evaluating this product type.
